Why Greater Noida’s next address is inside a planned township.

Most homes in NCR are built first, and the city around them catches up later. Roads arrive late, offices stay far away, and daily life turns into a long commute.

Godrej Global Business City in Greater Noida starts from the opposite idea: plan the whole township first, then place homes inside it.

A township planned as one place

Godrej Global Business City sits inside the DMIC Integrated Industrial Township in Greater Noida, near Boraki. DMIC stands for the Delhi–Mumbai Industrial Corridor, one of India’s largest planned industrial programmes.

The township covers around 750 acres. Next to it is a 400-acre transport hub, and more than ₹4,000 crore has been invested in the area. Homes, business zones, industry and green spaces are all part of one master plan.

In June 2026, Godrej Properties won a 23.2-acre residential land parcel in this township through an e-auction run by DMIC IITGNL. Business media reported the project’s revenue potential at over ₹7,000 crore.

Four parts, one plan

The township is built around four zones:

  1. Residences: 1, 2 and 3 BHK homes in towers and low-rise blocks.
  2. Greens: central lawns, water features, shaded paths and quiet corners.
  3. Business: enterprise and office space close to where people live.
  4. Industry: manufacturing and logistics units that bring jobs to the doorstep.

This mix matters. When work, home and open space share one plan, a weekday stops being a long drive and becomes a short trip.

Homes at a glance

  • 1 BHK: 985–1,050 sq ft, from ₹1.35 Cr*
  • 2 BHK: 1,320–1,540 sq ft, from ₹1.85 Cr*
  • 3 BHK: 1,690–2,500 sq ft, from ₹2.35 Cr*

Larger 2 and 3 BHK layouts add a study, and the top 3 BHK Signature layout includes a utility room.

Connected from day one

The Eastern Peripheral Expressway is about 1 km away. The Boraki Multi-Modal Transport Hub is about 4 km, Pari Chowk about 10 km, and Noida International Airport at Jewar about 40 km.

Who is this for?

  • Professionals working in Greater Noida’s industrial and IT belts who want a short commute.
  • Families looking for a planned neighbourhood with greens and amenities.
  • Buyers who want to enter early in a corridor with large public and private investment.
