Current status

As of November 2026 the project has applied for, but not yet received, registration with UP-RERA. No project registration number has been issued, so any number quoted for this project today should be treated with caution.

We will publish the official number on this page and in the FAQs on the home page on the day it is issued, with a link to the project’s UP-RERA record.

The project is awaiting registration with UP-RERA. Until it is registered, prices, plans and specifications are indicative and may change.

Why RERA registration matters

Under the Real Estate (Regulation and Development) Act, 2016, most residential projects must be registered with the state authority before units are formally advertised for sale, booked or sold. In Uttar Pradesh that authority is UP-RERA.

Registration puts the approved plans, the promised completion date and the developer’s disclosures on public record, and gives buyers a regulator to approach if those commitments are not met.

• Approved layout and building plans, and the carpet area of each unit, are disclosed
• The developer states a completion date and must report progress on the UP-RERA portal
• A large share of buyers’ money must be kept in a separate project account and used for that project
• The developer cannot ask for more than 10% of the price before a registered agreement for sale
• Buyers can file a complaint with UP-RERA if the developer does not keep to the registered terms

How to verify a RERA number yourself

Once the number is issued, check it on the official portal rather than relying on any website, brochure or agent, including this one.

• Open the UP-RERA website at up-rera.in and go to the registered projects search
• Search by the registration number, or by the promoter name, Godrej Properties
• Check that the project name, location and promoter match what you were told
• Read the approved plans, the declared completion date and the quarterly progress updates
• Confirm the bank account named on the record before making any payment

Checking the agent you deal with

Real estate agents in Uttar Pradesh must register with UP-RERA too. This site is run by Propshop Real Estate Consultancy, registered as an agent under number UPRERAAGT10129. You can look the number up on the UP-RERA website under registered agents before you share documents or make any payment.

Whoever you deal with, pay only into the developer’s official account and keep a receipt for every payment.

What changes once the project is registered

Registration is the point at which final prices, the payment plan, unit inventory and the agreement for sale are released, and when home loan approvals from major banks usually follow.

If you have paid an EOI, you will normally be offered allotment in the order interest was registered. Read the allotment letter and agreement for sale against the UP-RERA record before you sign.
